Our goal is to make your stay as comfortable and peaceful as possible. In order to accomplish this, we ask that all our guests read and follow our house rules. **Exterior cameras are present on the property** ‼ We are committed to protecting our property which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider. Please note that before your booking begins, you will need to verify your details and ID through Know Your Guest. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We recommend purchasing the damage waiver as this protects you in case of accidental damage during your stay. ‼ Please note that you will be required to sign a lease agreement to complete your reservation. ✘ NO SMOKING OR VAPING inside the home. Smoking or vaping in the home will incur a $500 fine + $250 for additional cleaning + additional fines for any damages. ✘ NO USE OF LEGAL OR ILLEGAL DRUGS PERMITTED ON THE PROPERTY. If signs of legal or illegal drug use are found on the property, you will be charged a $500 fine + $350 for additional cleaning + additional fines for any damages. ✘ NO SHOES inside the home. Please be respectful and do not wear your outside shoes inside the house. If any shoe prints and stains are found on the rugs, you will be charged and extra $200 cleaning fee. ✘ NO PARTIES, EVENTS, OR LARGE GATHERINGS of any kind allowed inside the home or on the property. Violation of this rule will be reported to AirBnB, will incur a $1000 fine, an automatic termination of your reservation, and you will be asked to leave the property immediately. • Please respect the neighbors and be mindful of your noise levels at all times. The home is in a residential area and quiet hours are in place between 10:00pm - 8:00am. Any fines related to noise will be passed onto the guest. ✘ NO UNREGISTERED GUESTS ALLOWED! We ask that you keep the occupancy to the registered guests only. Failure to adhere will lead to a fine of $300 for each unapproved guest. ✘ NO THIRD PARTY BOOKINGS. ‼ PETS: We are dog friendly and we allow a maximum of 2 dogs at the property at any given time. Dogs MUST BE house trained. Guests are responsible for picking up after their dogs and disposing of their pets' waste appropriately. If any pet waste is found on the property - inside or outside - you will be charged an additional cleaning of fee of $250 + additional fees for any damages caused by your dogs. ‼ The home is not childproof, and parents are responsible for the safety of children. ‼ All three bedrooms are located on second floor of the house, which is accessible through a flight of stairs. ‼ Please note that our pool does not have a lifeguard on duty. Pool safety and supervision are the sole responsibility of our guests. ‼ We offer a gas firepit, located on the upper deck, and a wood burning firepit, located on the deck by the pool. Both firepits should be used with extreme caution and common sense. We provide a propane bottle for the gas firepit but guests are responsible to providing wood for the wood burning fire pit. Any damage caused to the property due to negligence of either firepit will be subject to a fine of $500 or more depending on the extent to the damage. If you're using the firepit after 10 PM, please be respectful of our neighbors and mindful about noise. ‼ While we strive to provide a comfortable and enjoyable stay, we cannot be held responsible for any external factors that may affect your stay, such as power outages, weather conditions, or other unforeseeable events. We also cannot be held responsible for any disruptions caused by construction, traffic, or other events outside of our control. We apologize in advance for any inconvenience these external factors may cause and appreciate your understanding. ☛ Guests understand that during their stay there may be scheduled landscaping or pool maintenance. While we will do our best to notify our guests in advance, there may be instances where workers arrive unannounced to perform their duties. We appreciate your understanding and cooperation in allowing us to maintain our property for your enjoyment. ☛ Please adhere to check-in and check-out times. We generally do not offer late check-outs as we need to ensure enough time for the home to be thoroughly cleaned between guests. However, if you need a late check-out or if you need to extend your stay, please notify us *at least 24h* prior to your checkout and we will do our best to accommodate. We charge $50 per hour for late check-outs. After the second hour we will charge you a full night's stay. ☛ Upon check-out, please make sure no personal items are left behind, as we do not have the staff to manage sending forgotten items. However, in the event that a guest accidentally leaves behind personal belongings and contacts us, requesting their belongs to be shipped to them, the guest will be responsible to for the shipping costs. That includes the cost of packaging, postage, and any associated fees, plus an additional fee of $50 to cover the time required for someone to arrange the shipment. ☛ Guest agrees to properly secure bikes at all times to avoid theft, damage or unauthorized use. This includes ensuring that all bikes are locked and properly secured when they are ridden to another location. Every bike should come with a lock. In the event you don’t have sufficient locks to secure the bikes, please let us know immediately. If a bike is lost during your stay, or stolen while bike is not secured with a lock, a fine of $500 per lost or stolen bicycle will be charged to your account. RE.04239-STR
